I acknowledge and consent to Natalie Clarke Residential contacting my current landlord for the purpose of obtaining a tenancy reference. I understand that any reference received may be retained on file as part of my application and future tenancy records.

Please give details of your current employer; if you are self-employed, please provide details of your accountant.

Applicants in receipt of housing benefit or universal credit only

(A copy of your current award notice must be provided)
Please note that Natalie Clarke Residential does not accept Universal Credit or other benefit payments made directly to us or to the landlord. If your application is successful, any benefits must be paid directly to you, the tenant(s), and you will then be responsible for paying the rent to us or the landlord in the usual manner.

Documents

We require the following from each potential tenant. Please note that your application will not be processed or considered until the application form is completed in full and the documents listed below have been received.


After submitting your online application form, please email the following documents to natalie@natalieclarke.com:


1. Application form
Application form completed in full.

2. Guarantor form
Signed Guarantor form & copy of their identification - e.g. Passport / Driving Licence. Guarantors must be Northern Ireland - based homeowners.

3. Photographic identification
Copy of photographic identification - e.g. driver's licence or passport.

4. Student card
Copy of Student Card (if applicable).

5. Proof of address
Proof of address - e.g. bank statement or utility bill.

6. Proof of affordability
This may include proof of employment (e.g. 3 most recent payslips), proof of savings, or proof of additional income (e.g. student loan / grants etc).

7. Bank statement
Most recent bank statement.

Your application will not be reviewed until all required documentation has been received by email.


If you are accepted as a tenant, we will advise you and then request the following:


8. Holding Deposit
A 'Holding Deposit' equivalent to one month's rent.
Please ensure that you and your co-tenant(s) are happy with the property and the tenancy agreement before paying this fee.

Please note that if you change your mind or do not proceed due to a change in circumstances, the holding deposit may be retained to cover any costs or losses incurred by the landlord.

Upon receipt of your signed lease and first month's rent, the holding deposit will become your security deposit and will be lodged with the Tenancy Deposit Scheme Northern Ireland (TDS NI) within 14 days, in accordance with legislation.

9. One month's rent
Paid in advance. This is normally payable within a few days after the holding deposit has been paid and once you have been formally accepted for the property.

10. Signed lease
Signed lease within 5 days of you being accepted to rent the property.

Failure to carry out points 9 & 10 will result in the property being readvertised.
Authorisation
This application is strictly private and confidential between the parties involved. All tenancies are for a 12-month period unless otherwise stated. Completed applications and satisfactory references do not guarantee that an application will be successful or accepted.
